Share your underwriting model with your lender, not a PDF
A lender or other collaborator reviews the sponsor’s private copy of the model and can send proposals — terms, or disputed underwriting, priced separately. Methodology says how a share is built. Security says how it is enforced.
How collaborators join
You open a private copy of the model, not a PDF, and you can send proposals. That is for lenders, other invitees, and sponsors who share.
A collaborator starts when a sponsor shares a private copy of the model. This page does not match you with a lender.
A private copy, shown and withheld
A lender is shown the operating statement, the debt schedule, and the budget, plus a strip of coverage. A withheld section is absent from that copy: its assumptions never leave our servers, and every figure it would state is removed before the copy is built. The waterfall and the promote are unknowable from a lender copy. The limited and general partners’ contributions are stated on every share. The methodology page sets out what a recipient can work out from what they were shown, and what stays out of reach. It is not a claim that a withheld figure cannot be worked out.
Methodology and Security.
Proposals: terms, or disputed underwriting
A proposal is one of two groups: the terms being offered, or the underwriting in dispute. The sponsor prices each group separately. The recipient cannot write the sender’s model.
Methodology and security
A share is a private copy of the sections the sender left visible. A withheld section is absent on the server. The pages linked above are the account of that rule. Product says how the sponsor takes an assumption over.
Questions
Can a lender review a sponsor’s model without paying?
Yes. A lender or other collaborator signs up free and gets Pro, and works in a private copy. They can try assumptions and send back proposals — terms and disputed underwriting — for you to price separately. They review it free and pull in your updates when you publish.
Is a lender share a PDF?
No. Share a private copy with anyone you choose. They review it free and pull in your updates when you publish.
What does a lender see, and what is withheld?

A withheld section is absent from that copy: its assumptions never leave our servers, and every figure it would state is removed before the copy is built. The waterfall and the promote are unknowable from a lender copy. The limited and general partners’ contributions are stated on every share. Is the Skyline demo a lender share?
No. The public Skyline demo is the whole model, every section, read-only, with nothing saved. It is a product demo, not a customer result, and it is not a share. Nothing on it is withheld.
Does CRE Build include AI?
Not yet. CRE Build AI is a planned add-on and is coming soon. Sign in to join the waitlist, and we'll share pricing when it's ready.
Is CRE Build the same as CREBuilder?
No. CRE Build (cre.build) is deal modeling software for underwriting, managing, and sharing commercial real estate deals. CREBuilder is a different product (a CRM). If you searched for CREBuilder, you’re in the wrong place.
Does an Excel export recompute when an assumption changes?
No. Export any version to Excel as a snapshot of CRE Build's figures; row totals are SUM formulas, and the model itself recalculates in CRE Build, not in the workbook. A lender gets the workbook only when the sender includes it.
