Line-item control & deviation log

Override a line and see who changed it, why, and what it costs

Expense lines take all four: Default, Hardcode, Alternate method or Custom formula. Budget lines take a stated amount or a custom formula. Any other input you change is flagged on the line.

Answer

How do I see who changed an assumption in a real estate model?

In CRE Build, each changed line shows who changed it, the day and why, and the deal's Activity log records what happened, by whom and when. Lines that differ from the template carry a ◆ flag, and the inspector shows the impact if the line were reverted.

Answer

Can I write my own formulas in CRE Build?

Yes, on expense and budget lines. Custom formulas use a fixed subset of Excel syntax (IF, AND, OR, NOT, MIN, MAX, ABS, ROUND, SUM and AVERAGE) that references named variables, each read back as how and when it's computed ("Computed each month as …"). Expense lines also take Default, Hardcode or an Alternate method; budget lines take a stated amount.

The method band

Default is the template's method. Hardcode is your number, in your unit. Alternate method comes from the library. Custom formula is yours.

Custom formulas, read back as computed

On expense and budget lines, write formulas in a fixed subset of Excel syntax (IF, AND, OR, NOT, MIN, MAX, ABS, ROUND, SUM, AVERAGE) over named variables, read back as how and when the line is computed ("Computed each month as …").

Methodology

Named lines, not cell addresses

Every line has a name, a method and its latest note: who changed it, the day and why. The methodology page shows how each figure is calculated.

FAQ

Questions

What are the ways to set a line?

Expense lines take four: Default, Hardcode, Alternate method and Custom formula. Budget lines take a stated amount or a custom formula, and any other input you change is flagged on the line. A custom formula is read back as how and when the line is computed ("Computed each month as …").

Can I undo an override?

Yes. The Deviations section lists every line changed from the baseline, with Revert and Revert all, and shows the IRR impact of each one.

Is every past note on a line kept?

No. Each line keeps its latest note, showing who changed it, the day and why. Saved versions and the Activity log cover what happened before that.
