Multifamily acquisition pro formas you can audit, share privately, and export

The freedom of Excel, without building, auditing or maintaining the formulas. For sponsors and underwriters screening and underwriting multifamily acquisitions — small and mid-size shops and syndicators. Templates handle the standard work. Every assumption is yours to take over.

The model runs in the browser. It is CRE deal modeling software, used here to underwrite, manage, and share multifamily acquisition deals. Share a private copy, not a PDF.

Insert a row. The math still points where it should.

A downloaded deal model is someone else’s logic. One inserted row and the tax line sums the wrong range, with no record of what changed. That is painful when you are screening more than one multifamily acquisition. If the numbers stop tying out, the app tells you.

Named line items keep the model pointing where it should when you insert a row, and each line you take over is flagged on the line.

How an acquisition model starts

You take over any assumption as Default, Hardcode, Alternate method, or Custom formula. Named line items keep the model pointing where it should when you insert a row, and each line you take over is flagged on the line. Scenarios and versions carry a screening to an investment committee or a lender round.

Methodology shows how every number is calculated. Product is the full feature depth.

Share a private copy, not the PDF

A lender works in a private copy and can send proposals — terms, and disputed underwriting — for you to price separately. Lender review and Security say what that copy is.

Take your numbers to Excel

Take any version of your deal to your lender, partners or investment committee in the format they already use. Export any version to Excel as a snapshot of CRE Build's figures; row totals are SUM formulas, and the model itself recalculates in CRE Build, not in the workbook. Every other cell is a plain value.

Your acquisition pipeline, beside the model

Board, table, and map, from Sourcing through LOI and Due Diligence to Closed. Underwritten deals show levered IRR and peak equity on the card. Filter by stage, strategy, or market, and save the view. Not a broker CRM.

A product demo, not an acquisition case study

The Skyline is a 312-unit Charlotte ground-up development. It is a product demo, not a customer, and not an acquisition. It shows the patterns (named assumptions, private-copy sharing and Excel export), and nothing on this page is a customer result.

The pipeline board is sample UI, not customers.

Questions

Can I import an existing multifamily acquisition model?

You start from a CRE Build template. You can import a unit mix from a spreadsheet, but not a whole workbook. From there, hardcode any line, switch an input to an alternate method where one is offered, or write a custom formula on expense and budget lines.

What does multifamily acquisition modeling cost on CRE Build?

Pro is free. Pro includes unlimited multifamily deals, methods, formulas, scenarios, versions, reports and Excel export.

Is AI included in multifamily acquisition modeling?

Not yet. CRE Build AI is a planned add-on and is coming soon. Sign in to join the waitlist, and we'll share pricing when it's ready.

Is CRE Build the same as CREBuilder?

No. CRE Build (cre.build) is deal modeling software for underwriting, managing, and sharing commercial real estate deals. CREBuilder is a different product (a CRM). If you searched for CREBuilder, you’re in the wrong place.

Can I model multifamily development too?

Yes. Multifamily development and multifamily acquisition are both available now. Other types — including office, retail, industrial, hotel, land, lot, homebuilding, and self-storage — are coming. We don’t publish ship dates until a type is in beta.
