Market rates & FOMC

Model floating-rate debt against the curve, not a guess

SOFR, Prime and Treasury history and forwards, the FOMC dot plot against the curve, and floating loans priced off the forward curve, with a cap and a floor.

Answer

Where do CRE Build's forward rates come from?

Treasury and Prime come from official sources (FRED and the U.S. Treasury), refreshed daily, and Treasury forwards are built from the par curve. Market Rates charts SOFR, Prime and Treasury history and forwards. There is no licensed SOFR futures feed, so the SOFR forward path is derived.

Answer

What happens when rates move after I build a model?

When the forward curve moves on your floating debt, CRE Build asks when you reopen the deal whether to keep the pinned curve or update to the latest, and compares the two. It never re-prices on its own, so a saved model keeps the rates it was built on until you choose.

How rates flow into loans

Fixed, index + spread or a forward curve on SOFR, Prime or Treasuries. Floating rates can carry a cap and floor. See the all-in rate by year.

Index + spread on SOFR with a 5.25% rate floor and a 6.50% rate cap; the coupon is capped, but the loan is still sized at the 7.40% closing rate

The rate-move dialog

When the curve moves on your floating debt, CRE Build asks before re-pricing. It never re-prices on its own.
