Answer
What goes into a multifamily underwriting model in CRE Build?
Each deal is a numbered outline: Property & Site, Timeline, Unit Mix & Rents, Other Income, Revenue, Operating Expenses, Cash Flow, Exit and more, with headline figures on each row. You start from a development, Core or Value-add template, then change only the lines where your view differs.
Answer
Can I import my rent roll into CRE Build?
Yes, for the rent roll or unit mix only. Upload a .csv, .tsv or .xlsx file, map the columns, preview it, then add to the unit mix or replace it. There is no full-deal import, so the rest of the deal starts from a multifamily template.

What you do with it
Four jobs the model does for you
Start a deal from a template
Pick Multifamily development, Multifamily acquisition · Core or Multifamily acquisition · Value-add, then start from the product defaults or from scratch: the template's assumptions with none of its line items.

Rents and unit mix
Unit Mix & Rents with market rent and in-place rent. On Value-add deals, the unit mix adds renovation units, rent premium and downtime. Import a rent roll or unit mix from .csv, .tsv or .xlsx, then Add to it or Replace the unit mix.

Operating expenses and taxes
Line items with method, input and growth, in the basis you think in: $ / unit / month, $ / SF / year, % of EGI or $ total / year. Real estate taxes can Reassess at stabilization or Reassess on sale.
Timeline, cash flow and exit
Lease-up as Pace, Monthly grid or Seasonality. A monthly cash flow with a Period override on any month. The sale lands in the final period, valued at the exit cap on reversion NOI.

FAQ
Questions
Can I start a deal without the template's line items?
Yes. Choose "From scratch" to keep the template's assumptions with none of its line items, or "The product defaults" for a prefilled deal.
How are property taxes handled?
You can reassess at stabilization or on sale. With "Reassess on sale", taxes stay on the basis for the hold and the buyer's reassessment lands at sale.
Is the cash flow monthly?
Yes. The model runs a monthly cash flow, with levered IRR solved monthly and annualized. View the cash flow annually or monthly. You can also override a single period and clear the override later.
