Last updated October 15, 2026

Effective date: October 15, 2026
Product: CRE Build at https://cre.build
Operator: Jamie Robinson, an individual doing business as CRE Build (“we,” “us,” “our”).
CRE Build is not a separate corporation or LLC; the contracting party is the named individual.
Contact for legal notices: support@cre.build · Mailing: 106 Cameron St, Shelby, NC 28152

These Terms govern your use of CRE Build. By creating an account, accepting an invite, or clicking to agree, you accept these Terms and our Privacy Notice. If you use CRE Build for a company, you confirm you can bind that company.

This is a short agreement. We may publish a longer version later; material changes will be posted on this page with a new effective date. Continued use after the new date means you accept the update, except where we ask you to re-accept.

1. The service

CRE Build is browser-based commercial real estate deal modeling software. You can underwrite, manage, version, share, and export deal models (including Excel workbooks where your plan allows). Multifamily acquisition and development are available now; other asset types may be added later. Features marked “coming soon,” demos, and sample deals are illustrations, not promises or customer results.

CRE Build is a tool. It is not legal, tax, accounting, appraisal, brokerage, lending, or investment advice. You are responsible for your assumptions, inputs, and how you use outputs with lenders, partners, or investors.

2. Accounts and eligibility

You must provide accurate account information and keep credentials secure. You are responsible for activity under your account. We may refuse, suspend, or terminate accounts that violate these Terms or create risk to the service or other users.

Minimum age: 18. The service is aimed at business users.

3. Plans, trial, and Founding Pro

Plan details on /pricing control unless these Terms say otherwise.

  • Free Collaborator ($0): Open deals shared with you, work in a private copy, and send proposals, as the product allows. Your own deals (if any) may be read-only; creating, saving, sharing, comparing, reports, and Excel export of your own deals require a paid plan (Pro or Founding Pro).
  • Free trial: New accounts that start the free trial receive a 14-day trial with no card required, unless we state otherwise at signup. A trial keeps the length that was in effect when it started. When the trial ends, deals you already have stay yours read-only unless you subscribe. Creating, saving, sharing, comparing, reports, and Excel export require an active paid plan.
  • Pro: $149 per month or $1,490 per year (list), for the Pro features described on Pricing.
  • Founding Pro (launch window): $99 per month or $990 per year for the same Pro features, price locked for 12 months from the day you subscribe, then $149/mo or $1,490/yr unless we agree otherwise in writing. The Founding window may close by date and/or when we hit a stated Founding cap; after it closes, new Founding subscriptions are not offered.
  • Team and add-ons (including CRE Build AI and Asset Management) may be sold separately when released. AI is not yet available; when released it is an add-on, not part of Pro by default.

Billing. Paid plans renew automatically. Cancel before renewal in Settings › Plan and billing (Manage billing). Taxes may apply. Payment is processed by our payment provider (e.g. Stripe). Except where required by law or stated at purchase, fees are non-refundable. Pausing or canceling stops future charges; it does not erase your obligation for the current period already billed unless we say otherwise at cancel time.

We may change list prices prospectively; Founding Pro’s 12-month lock is the exception described above.

4. Your content and intellectual property

Your content. You retain rights in the deal data, assumptions, documents, and other material you submit (“Your Content”). You grant us a worldwide, non-exclusive license to host, process, transmit, display, and back up Your Content solely to operate, secure, and improve the service for you (including sharing at your direction, exports, and support you request).

Our IP. CRE Build software, templates, calculation engine, branding, and documentation are ours (or our licensors’). Except for the limited right to use the service under your plan, no license is granted. You may not copy, reverse engineer (except where law forbids that ban), scrape, or resell the service.

Feedback. If you send ideas or suggestions, we may use them without obligation to you.

5. Sharing

When you share a deal, the recipient typically receives a private copy they can work in. Product and database rules are meant to stop them from editing your original model; that is a product control, not a guarantee against all misuse.

  • You decide what to share and with whom. You are responsible for whether a share is appropriate (including confidentiality to your counterparties).
  • A share is not a confidentiality agreement between you and the recipient. If you need an NDA, use a separate agreement.
  • Withheld sections are omitted from the recipient’s copy as described on Security and Methodology. Arithmetic on what you do show may still let a recipient infer other figures. Do not treat withholding as perfect secrecy.
  • Recipients must use shared material only for the legitimate review purpose of the share, and must not attempt to bypass access controls or reconstruct withheld data by attacking the service.

We may revoke shares or access that appear abusive or insecure.

6. Acceptable use

You will not:

  • Break the law, infringe others’ rights, or upload malware;
  • Probe, attack, or overload the service, or bypass authentication or row-level security;
  • Use the service to build a competing modeling product by systematic extraction of templates, formulas, or engine behavior;
  • Misrepresent outputs as certified appraisals, audited financials, or our endorsement of a deal;
  • Share accounts in a way that defeats per-seat or plan limits once Team seats exist;
  • Harass users or abuse invite/share features (spam, phishing, unauthorized access to others’ deals).

We may investigate and suspend or terminate for violations.

7. Disclaimers

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. We do not warrant that calculations are error-free, that uptime will be uninterrupted, or that outputs are suitable for any financing, investment, or reporting decision. Demo deals and marketing screens are examples only.

8. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE AND OUR AFFILIATES, OFFICERS, AND CONTRACTORS WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR LOST-PROFITS DAMAGES, OR FOR COST OF SUBSTITUTE SERVICES, ARISING FROM THE SERVICE OR THESE TERMS, EVEN IF ADVISED OF THE POSSIBILITY.

OUR TOTAL LIABILITY FOR ALL CLAIMS IN ANY 12-MONTH PERIOD IS LIMITED TO THE GREATER OF (A) THE AMOUNTS YOU PAID US FOR CRE BUILD IN THAT PERIOD OR (B) USD $100.

Some places do not allow these limits; in those places, our liability is limited to the fullest extent allowed.

9. Indemnity

You will defend and indemnify us against claims arising from Your Content, your shares, your misuse of the service, or your breach of these Terms, except to the extent caused by our willful misconduct.

10. Suspension and termination

You may stop using the service and delete or request deletion of your account as described in Settings and the Privacy Notice. We may suspend or terminate access immediately for breach, non-payment, legal risk, or to protect the service. On termination, your license ends; we may retain data as required by law or as stated in the Privacy Notice. Provisions that should survive (IP, disclaimers, liability limits, indemnity, governing law) survive.

11. Governing law and disputes

These Terms are governed by the laws of the State of North Carolina, excluding conflict-of-law rules. Exclusive venue for disputes is the state or federal courts in Cleveland County, North Carolina (or the nearest federal district covering Shelby, NC), unless applicable law requires otherwise. You and we waive jury trial to the extent allowed. Nothing here limits either party’s right to seek injunctive relief for misuse of IP or security breaches.

12. General

If a section is unenforceable, the rest remains. We may assign these Terms in connection with a merger, sale, or reorganization. You may not assign without our consent. These Terms plus the Privacy Notice and plan terms on Pricing are the whole agreement for the service. Failure to enforce a term is not a waiver.
