Multifamily development pro formas you can audit, share privately, and export
The freedom of Excel, without building, auditing or maintaining the formulas. For development shops and sponsors building ground-up multifamily. Templates handle the standard work. Every assumption is yours to take over.
The model runs in the browser. It is CRE deal modeling software, used here to underwrite, manage, and share ground-up multifamily development. Share a private copy, not a PDF.
Insert a row. The math still points where it should.
A downloaded deal model is someone else’s logic. One inserted row and the tax line sums the wrong range, with no record of what changed. That is painful across a ground-up budget, draws, taxes, and returns. If the numbers stop tying out, the app tells you.
Named line items keep the model pointing where it should when you insert a row, and each line you take over is flagged on the line.
How a development model starts
You take over any assumption as Default, Hardcode, Alternate method, or Custom formula. Named line items keep the model pointing where it should when you insert a row, and each line you take over is flagged on the line. Scenarios and versions carry a feasibility through to an investment committee or a lender round.
The model states yield on cost, levered IRR, equity multiple, and debt service coverage. Those are outcomes of the underwriting.
Methodology shows how every number is calculated. Product is the full feature depth.
Take your numbers to Excel
Take any version of your deal to your lender, partners or investment committee in the format they already use. Export any version to Excel as a snapshot of CRE Build's figures; row totals are SUM formulas, and the model itself recalculates in CRE Build, not in the workbook. Every other cell is a plain value.
Your development pipeline, beside the model
Board, table, and map across every job. Underwritten deals show levered IRR and peak equity on the card. Deadlines with due dates flag what’s overdue. The map sizes each deal by capitalization. Not a broker CRM.
The Skyline is a product demo
The Skyline is a 312-unit Charlotte ground-up multifamily development. It is a product demo and sample UI, not a customer and not a case study. It shows named assumptions, private-copy sharing and Excel export on a development job.
The pipeline board is sample UI, not customers.
Questions
Can I import an existing multifamily development model?
You start from a CRE Build template. You can import a unit mix from a spreadsheet, but not a whole workbook. From there, hardcode any line, switch an input to an alternate method where one is offered, or write a custom formula on expense and budget lines.
What does multifamily development modeling cost on CRE Build?
Pro is free. Pro includes unlimited multifamily deals, methods, formulas, scenarios, versions, reports and Excel export.
Is AI included in multifamily development modeling?
Not yet. CRE Build AI is a planned add-on and is coming soon. Sign in to join the waitlist, and we'll share pricing when it's ready.
Is CRE Build the same as CREBuilder?
No. CRE Build (cre.build) is deal modeling software for underwriting, managing, and sharing commercial real estate deals. CREBuilder is a different product (a CRM). If you searched for CREBuilder, you’re in the wrong place.
Can I model multifamily acquisition too?
Yes. Multifamily acquisition and multifamily development are both available now. Other types — including office, retail, industrial, hotel, land, lot, homebuilding, and self-storage — are coming. We don’t publish ship dates until a type is in beta.
