How to export PDF reports and share deal analysis

Sharing Deals & PDF Export

When you are ready to present your analysis to partners, lenders, or your investment committee, click the Export button in the deal editor header. You will be given two options: a Summary (1-page) report that provides a high-level snapshot of the deal, or a Full (5-page) report that includes a comprehensive breakdown of every aspect of the underwriting. Both formats generate a professionally formatted PDF that is ready to attach to emails or include in offering memoranda.

The Full 5-page report contains the following sections:

  • Page 1 — Executive Summary: Deal name, property details, investment thesis, key return metrics (IRR, Equity Multiple, Yield on Cost), and the capital stack overview.
  • Page 2 — Unit Mix & Revenue: Complete unit mix table, market rents, concessions, vacancy assumptions, and effective gross income breakdown.
  • Page 3 — Sources & Uses: Total development or acquisition budget, debt and equity structure, and a detailed line-item cost breakdown.
  • Page 4 — Cash Flow Proforma: Year-by-year projections of GPR, EGI, NOI, debt service, and before-tax cash flow with DSCR.
  • Page 5 — Returns & Waterfall: IRR sensitivity tables, equity waterfall distribution tiers, and promote structure if applicable.

All exported PDFs use the Inter font family for a clean, professional presentation that renders consistently across devices and print. The Summary report condenses the most critical data points onto a single page for quick review. Collaborative sharing features — including the ability to invite team members as viewers or editors on a deal — are on the roadmap and coming soon.
