Navigating the Deal Editor

The deal editor is organized around a left sidebar that lists every section of your underwriting model. Sections are grouped into logical categories: Overview (deal summary and property details), Capital Stack (sources, uses, and development budget), Assumptions (growth rates, vacancy, expenses, exit), and Analysis (cash flow proforma, returns, and waterfall). Click any section name to jump directly to it, or use the keyboard shortcuts Alt+1 through Alt+9 to navigate by number. Press Alt+0 to return to the Deal Overview at any time.

At the bottom of the screen, the KPI strip displays live summary metrics that update in real time as you edit assumptions. Key figures include Yield on Cost, Stabilized NOI, IRR, Equity Multiple, and DSCR. These metrics give you instant feedback on how each change affects the deal's performance without having to navigate to the returns page. The KPI strip remains visible regardless of which section you are working in.

Auto-save is indicated by a green dot and timestamp next to the deal name in the header. Every edit is persisted automatically within seconds. You can undo any change with Cmd+Z (Mac) or Ctrl+Z (Windows), and redo with Cmd+Shift+Z or Ctrl+Shift+Z. Press ? at any time to see the full list of keyboard shortcuts available in the editor.
